Minutes of Meeting

January 15, 2009 - 7:00 pm

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order on Thursday January 15th, 2009.  Trustees in attendance were Cecile Blumenzweig, Pat Wyre, David Mahowald, Lou Carlascio, Adrian Ryneveld and Dan Rystrom.  Also in attendance was King County Sherriff Officer Sam Shirley, 3 homeowner’s and Barb Simeona, Association Bookkeeper.

Alert neighbors catch 80% of burglaries.  Be an alert neighbor !

Minutes of Previous Meeting – The minutes from the November 2008 meeting were accepted as presented. 

Fire District 40 – There was no representative present to report.

King County Sheriff’s Report – King County Sherriff Officer Sam Shirley was present to report.  He reported an increase in activity.  More burglaries and stolen cars.  The cars that are recovered are stripped pretty thoroughly.  The increase in burglaries lately seems to be drug related.  Thieves are taking goods out of homes and hawking at the pawn shops for cash. 

He gave some tips for homeowners – if you have the ability to park in your driveway – do so.  If you have an open garage space, park inside it.  Do not leave items visible in your vehicle.  Keep your home well lit.  Hardware stores sell a kit to make your sliding doors harder to break in to.

One local burglary was when the homeowner was home.  The homeowner ignored the knocking on the door and the burgler broke down the door.  If you are home and do not want to answer the door, tell the person to go away if you do not know them.  Thieves do not like to break into occupied homes.

Neighborhood watch is a great program – the key is to get people who are interested and keep them interested.  He is happy to help anyone start up the program.  It only takes 5-10 homes to get one started.  5-10 homes are a good number for a block watch area. 

It was noted that the rumor that the Fairwood King County Storefront Sherriff’s office is closing is just a rumor.

Cecile noted that someone hit the median again in the West entryway.  It seems like they hit the rocks that were placed there to protect the median.

Homeowner Comments – Nothing to report.

Homeowner Covenant Enforcement Appeals – Two homeowner’s were present to appeal their covenant enforcement fines.  Please remember that homeowner’s are not being singled out.  The board is working hard on trying to make the neighborhood nice for all owners.  Communication is the key !  If you receive a letter from the board – communicate by calling or writing.  Do not ignore the letters.

Security – Adrian Ryneveld reported that he sent the King County hourly rate increase to the board via email.

He asked the board for thoughts on maintaining the current level of security coverage.  There was discussion regarding  what is required.

Adrian is going to ride around with Sam to see exactly where the problem areas are in the neighborhood.  He has asked Sam for statistics but not received them yet.

He is also going to talk to the Crest regarding their thoughts on security.

Adrian asked what the current insurance coverage on the board consists of.  Once on the new policy is received this spring Barb will forward to the board.

Financial Report – The financial report was accepted as presented.

Barb reviewed the Rainier Collection agency report and request to pursue legal action against one homeowner.  Cecile signed the approval to pursue legal action.

Barb reported that the 1099’s were all completed and mailed out.

Treasurers Report – David Mahowald noted he is updating bank account signatories.

Architectural Control Report – Nothing new to report.

Common Properties Report – It was reported that there is an outlet in the front entryway on the North side that is not working.  Pat will contact the electrician to fix the plug. 

It was noted for the record that if you see a street sign down – please call the number on the sign to get it put back up.  Street lights are handled by the water district.

Community Events – Eileen Richard was present to discuss the Home Holiday Decoration Contest – it was cancelled due to the bad weather.  Eileen returned the prize reimbursement check to the board.  Thanks to all that decorated.

Pride In Ownership – Nothing new until Spring.

Covenant Enforcement – The board reviewed all the homes that were previously in process. 

Unfinished Business Report – Nothing new to report.

New Business Report – Nothing to report.

The meeting adjourned at 9 p.m.

The next monthly meeting of the Fairwood West Homeowners Association will be held on Thursday February 19th, 2009 at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE.
